Vacations Encouraged

We encourage our homeowners to enjoy their vacation homes, whether by staying at the property themselves or allowing friends and family to enjoy the house. Owners are welcome to reserve their home for personal use anytime, as long as the home is not already booked. Beats Working Vacation Rentals does not place any restrictions on how often you can visit or for how long you can stay. However, please keep in mind that due to the very short and lucrative nature of peak season on the Emerald Coast and in the Florida Keys, personal use of the home during peak season greatly impacts everyone's income potential for the property. If you anticipate using the home more than a handful of nights during peak season, then another management company may be a better fit for all parties involved. Bear in mind, that we do charge our management commission fee to homeowners who excessively block dates during peak season. To block homeowner dates, simply e-mail us directly with your preferred check-in and check-out dates. We will send you a confirmation e-mail when the calendar is blocked and notated.

If you have friends and family who want to use the home, please have them contact us directly to book through our website or via Airbnb. Doing so keeps our reservations process streamlined and allows them to leave us (and your home!) a glowing public review.

Cleaning Fees:

As the home is always professionally cleaned before anyone visits, we always charge a cleaning fee, even for homeowners. We have universally received negative feedback from guests when a homeowner “cleans” the home after his or her stay. However, we will pro-rate the fee for homeowners depending on the length of stay, pets, guest count, etc.

Friends and family who are gifted the home’s use are charged the full cleaning fee despite guest count. Please put your friends and family in contact with us so we can collect the cleaning fee and ensure that they receive the same service, communication, and attention to detail that any regular guest would receive from Beats Working Vacation Rentals.

To reiterate, if you have friends and family that want to book the income property in any capacity, they need to contact Beats Working Vacation Rentals. This process removes our owners from the middle-man position and protects our working relationship with them. By doing so, our owners do not have to say “no” to the people they love. It is much easier to blame us!

Discounts:

We are often asked about discounts. Discount availability varies depending on the time of year, current reservation schedule, length of stay, and other factors. No discounts are typically given during peak season; however, we always try to work with repeat guests and owners’ loved ones so that they feel cared for and appreciated. If your friends and family are asking you about discounts for your home, please have them reach out to us directly.

Share the Love:

Beats Working Vacation Rentals reserves the right to use each property for 10 off-season nights out of each calendar year. Please rest assured that these nights are rarely used. We like to keep them in reserve for various needs that may come up, including hosting potential clients shopping for a home in the area, for current clients who need extra space for their loved ones, and for our most loyal guests who are looking for a getaway outside of peak season. When used, the purpose of gifting these nights is to benefit the business, which benefits all of our homeowners. In the past, gifted nights have also led to snowbird requests for the following year and glowing referrals to friends; one even led to an offer to buy the house! Many of our current clients have benefitted from another clients’ free nights at one point or another. Roger and I personally stay in the homes occassionally. Doing so gives us a better sense of the offerings, what may need attention, and how we can improve across the board.

Despite location, we would never impede on our clients’ ability to prosper as vacation rental owners, which is intimately connected with the success of our business. Our goal is to generate as much revenue from each property as we can during our short peak season.
