Managing necessary repairs and routine maintenance is part of the daily routine at Beats Working Vacation Rentals. Sometimes these projects can be planned for, but sometimes life just happens. We take great pride in making this aspect of rental home ownership as stress-free as possible.

Vacation homes along the Emerald Coast and in the Florida Keys are vulnerable to destructive tropical storms and hurricanes. As mentioned earlier, Roger is a retired Disaster Responder, making him uniquely qualified to help ready each home for a storm. Occasionally, storm damage, such as a water leak, can take days to appear. We enter each home daily for an extended period to ensure that any necessary insurance claims are filed and all repairs made in a timely fashion. 

Unlike the larger companies, we assist in managing each client’s repairs after a storm. After the last major destructive hurricane on the Emerald Coast, Hurricane Sally (2020), we successfully inspected all of our impacted homes within six hours of the storm’s passing, and only took that long because we were wading through hip-deep floodwaters. We put together a checklist of work required at each home, spoke to each homeowner regarding the plan, and worked together with our clients to get back on track as quickly has possible. Our amazing subcontractors worked endlessly to help us get projects finished in a timely fashion. Our teamwork proved successful, as we had all of our listings back on the rental market within four to six weeks of the storm. This impressive feat was a huge accomplishment and a proud moment for the entire Beats Working Vacation Rentals team.

The majority of maintenance costs are pulled from your holdings in our escrow account. However, we require our homeowners to provide us with a credit card for each rental home. We will use this card to pay for certain set-up costs (such as linens, kitchen supplies, etc), HVAC servicing, quarterly pest control, and other issues that come up in the short-term rental business. Our subcontractors are part of the Beats Working Vacation Rentals team and contract directly with our company.

When issues arise, Beats Working Vacation Rentals will always call the homeowners prior to making any large decisions or purchases. We will always present a homeowner with multiple solutions so that they can make informed decisions based on facts and reason. During peak season, decisions have to made quickly so that we are able to keep our guests happy as well. This speedy resolution of issues is reflected in our reviews, where many guests reference our swift response time and heartfelt efforts to fix problems. We work diligently to protect each homeowner’s pocketbook from both unnecessary expenses and loss of revenue due to unforeseen events.

Should an owner decide to make minor and/or major upgrades to the home, we will assist in the progress. We have worked hard to cultivate strong relationships with local subcontractors at all destinations and they work hard for us in return. In 2021, Beats Working oversaw a complete interior and exterior remodel for Bama Beach Dreams. In 2022, we oversaw a complete exterior remodel of SeaSwept, a former home that was under our umbrella, completing the entire project in just under eight weeks to be ready for spring break season. In August of 2022 we completed the remodel process of Sands of Time, which has proven to be a beachfront showstopper. In October of 2023 we embarked on a remodel of Sea Bliss, which included replacing a heated pool, interior & exterior paint, remodeling the master bathroom, and much more. We have completed countless smaller projects at all of our homes, from bathroom remodels to refinishing floors, replacing decks and roofs to minor repairs.
